The Vision

We are reimagining 5500 Dundas Street West. In the future, the site has the potential to accommodate a range of new housing and retail options, while upgrading the public realm, significantly improving pedestrian safety and site circulation.

We are proposing two mixed-use buildings (14 and 16 storeys) with ground floor retail comprising of 560 residential units with a mix of studio to 3-bedroom suites. A central pedestrian mews is proposed between the two buildings, creating a visual gateway and providing access to both ground floor townhouse units and a pick-up drop-off area to the rear of the site.

Tesla holds a long-term lease on the site, and it will be many years before redevelopment can occur. A planning application is being submitted now to be prudent about the long-term future of the site.

Introducing Pedestrian-Oriented Retail

New ground-floor retail space in both buildings will support the urbanization of Dundas Street West, creating a more enjoyable public realm and a pedestrian-friendly environment. Community members will benefit from access to new shops and services within walking distance of daily needs.

Enhancing the Public Realm

The site today is currently not pedestrian-friendly. Removing the existing driveways along Dundas Street, widened the sidewalk, and introducing street trees and other soft landscaping, will transform the public realm into a space that is both safe and beautiful. A new publicly accessible open space (POPS) on the west side of the site, together with the pedestrian mews located between the two buildings, will further enhance the pedestrian experience.

Expanding Housing Options

The redevelopment aims to serve a wide demographic by introducing new residential units in a range of types and sizes. Nearly 40% of the 560 new homes will be larger units designed for families, providing diverse housing options. The site’s location near several bus routes and convenient connection to Kipling Station for subway and GO transit allow residents and visitors more transportation options.

Current Site

The site is located on the north side of Dundas Street West, mid-block between Billingham Road and Paulart Drive, in the Islington neighbourhood. Currently, the site is leased to an automotive centre with a surface parking located at either side of the building.

We are proposing to establish land use permissions for two mixed-use buildings (14 and 16 storeys) that will feature retail and publicly accessible open space at grade. The proposal will include a total of 560 residential units in a range of types and sizes.
Yes. Publicly accessible open space will be located on the western corner of the site, at the corner of Dundas Street West and Billingham Road. The design and programming will be determined once the project moves into the next phase of approvals. A pedestrian mews is proposed between the two buildings and will include programmed open space, providing residents and visitors with access to the pick-up drop-off area.
The site is currently served by three vehicular access points, one of which is located on Dundas Street West. By limiting the vehicle access points to Billingham Road and Paulart Drive and introducing a pick-up drop-off area that is internal to the site, the proposal provides for a continuous sidewalk along Dundas Street West that will improve pedestrian movement, traffic, and safety for all.
In addition to the open spaces and retail at grade, the public realm along Dundas Street West will be significantly enhanced with a wider sidewalk, street trees, and other soft landscaping. Additionally, ground-floor townhouse units will be located off the pedestrian mews, side streets, and rear lane ensuring that all sides of the buildings have active uses.
The application for this proposal was submitted in December 2025 to the City of Toronto for their review, and a Community Consultation Meeting will be scheduled in the future. We are early in the process, and it will be some time before a decision is reached by City Council. All necessary approvals are required before construction. We are committed to sharing the latest information as we proceed through this process.

We are early in the planning process, and Tesla holds a long-term lease on the property. For these reasons it will be many years before redevelopment occurs on the site.
